1-19-18 - ***NEW AND EFFECTIVE IMMEDIATELY!!*** When we agree upon a day and time to meet for pick up you need to be there on time!! This means leave early enough to account for traffic, accidents etc. It is your responsibility to be here on time!! We are allowing a 15 minute late window but that is all , so please do not take advantage of that. I will not sit around waiting longer then 15 minutes and no matter how long you drove if you are past 15 mins. late we will need to reschedule. I have many other commitments and can not have people being hours late. So leave early to arrive by your scheduled time!! We are just asking for everyone to be responsible and courteous of our schedule as well as your own. Thank you.
New Policies as of 8-29-17 - along with all of the following which still apply as well whether you're adding a Holland Lop, English Angora, Velveteen Lop, or Lionhead to your family!!
1. We will no longer be meeting and bringing bunnies to a location for people to choose from prior to being old enough to go to their new homes. We realize this may be difficult to pick from pictures alone, but you can always ask us on specific bunny's personalities and also request a video of one or two bunnies ( please keep it to a reasonable amount ). This is very time consuming for us, and we do not have a lot of free time, as we are always busy caring for all of our bunnies here. Also, the babies can not be taken away from the mom before 8 wks old and have other humans scent on them, so all around it has become abundantly clear that everyone needs to pick from pictures or a video.
2. Please be understanding that we do our very best when it comes to taking weekly updated pics of your new baby...I do my best to send a few new pictures once a week, but sometimes life gets in the way. I do not forget about anyone, but we do have several customers and bunnies to do pictures of at each time!! So please be patient with us and refrain from contacting us for pictures daily or every few days etc. They will be ignored from now on. You will get new pictures of your baby at the same time everyone else does.
3. Rabbits need to be 8 weeks old to go to their new forever homes. I don't know how many times I need to repeat this, but 8 weeks old means 8 weeks....or anyday after they turn 8 wks old is fine for pick up. NOT BEFORE!! It is illegal in Pennsylvania to sell a baby bunny under 8 weeks old. NO EXCEPTIONS WILL BE MADE.
4. When waiting for a response, please have patience as you are not the only customer I have to communicate with. Thank you.
5. When boarding your bunny with us, we will send one or two picture updates depending on the length of your rabbit's stay here, but please do not expect us to go above and beyond with pictures and videos daily and constant communication. We have 60 plus bunnies at any given time that need care and attention as well. We take very good care of your bunny when you are gone, and they get plenty of attention, but please do not make outrageous requests and expect me to solely drop everything I have to do and take care of one bunny. Thank you!
6. Babies will be held one week past their ready date ( til 9 weeks old ), as a courtesy. The same applies to any " Ready Now " bunnies as well. Anything beyond that one week will have a $10.00/ per day boarding charge. This covers cage space, food, water, and daily handling.
7. If you do not respond to me and give me a pick up date within reason, then any and all money or deposits you have on the bunny will be forfeited and no refund will be given. If you put a deposit on a bunny, we expect that you are serious enough to actually schedule a day to come pick it up. I try to work with everyone and am very flexible, but no communication from people has become a real issue lately.
8. At pick up time please come prepared!!! This means to have your money in CASH ONLY ready. Do not need to look for a store or bank to go into to use an ATM. I do not appreciate waiting around for people to get organized especially when you've known for days or weeks you were picking up, nor do I have the time. Being unprepared is a major concern to us, as we are left to ask ourselves how prepared you are to care for the live animal. This is all really common sense stuff, all you need for pick up is your balance in cash only and a deep cardboard box or a cat carrier lined with newspaper only! :)
9. At pick up we usually go over 10 - 20 minutes worth of valuable information on how to care for your bunny etc. We expect everyone to be courteous and please refrain from smoking ( this includes e cigarettes and vaping ) , when meeting with us and your bunny for that 20 min. max period. What you choose to subject yourself to is your choice, but please do not do that around us or the bunnies. I am already dealing with lyme disease issues, that I don't need anything added to that.
10. The pictures on our babies for sale page are what I have taken of that current bunny!! Please do not ask me to go out of my way and take several pics or videos of one that has recent pictures already up. That's just double the work, as I already go above and beyond and send weekly updated pics or 1 video once weekly. You will get updates as your baby grows once you pick one from our for sale page.
Edited 10-5-18 - 11. You can no longer change your deposit to another bunny, so be sure that the one you commit to is the one you want.
12. If in the case of an emergency or extenuating circumstances you need to change your day and time scheduled for pick up, you need to reach me via TEXT or CALL ASAP!! You will also now need to provide believable proof and it will then be at my discretion whether we reschedule pick up or you lose your deposit and the bunny. I do not appreciate people wasting my time and messing up my day when I have a busy life and schedule. Please be respectful and courteous. I shouldn't even have to spell this out. From now on, your scheduled day and time are in stone unless an extenuating circumstance arises that I deem excusable and believable. You sleeping in, not having your remaining balance ready prior to pick up day etc - any of these are NOT reasons to reschedule pick up. Everyone is well aware in advance what they need for pick up day.
13. Lastly, you need to have any and all children you have with you on pick up day under control. This means I do not want them climbing into or on my car, as well as banging anything such as toys etc. into it. If it is not your property, keep your hands to yourself. ( simple thing we should have all learned in Pre-K). If you cannot keep your children in line then leave them in the car, or home. Cars are your second biggest investment in life, so I do not appreciate people allowing kids to be out of control, damaging other people's property. I have a daughter of my own, and to even have to say this is ridiculous.
14. When placing a deposit please be sure you are definitely coming for said rabbit, no deposits will be refunded if you change your mind or do not show up for pick up. Whether you are a breeder, a friend, or a pet owner. This rule will be applied to everyone equally. The only way deposits will ever be refunded is if a bunny dies while still here in my care and you do not want one from a future litter, then you will get a refund, or if I cancel the sale for any reason. But if you are the cause for not getting the bunny, the deposit WILL NOT be refunded as you just wasted days or weeks of that bunny finding a home and now it has to be re advertised etc.
This is not meant to sound mean or harsh, but unfortunately due to many recent situations and events, it has become necessary that we spell this out.

- Please read this over and agree to the policy stated before contacting us about a bunny. By contacting us, you have agreed to these terms. All of these points are very important to look over.
- ***NEW POLICY: We are no longer an open rabbitry! This is to keep our bunnies safe, healthy, and protected. We are strictly a closed rabbitry from now on, meaning , we will meet you at a place about 10 minutes from our house with your new bunny. It is too stressful on the bunnies with strangers coming around, especially when they are pregnant. Also, we are not a pet store. Serious inquiries only!! So please do not ask to just come see them or play with them. They get enough daily love and care, that people do not need to come play with my bunnies. If you wish to just play with one and do not plan on giving one a home, please do not contact us. Go to a pet store or the SPCA. That's not what we do here. We have plenty of people giving them loving homes.
- We, as the breeder, can refuse a sale to anyone at any time. These are our pet bunnies, so we need to ensure they are going to a good forever home. :)
- Our bunnies are all fully pedigreed and will come with their papers, unless otherwise stated. They range in price from $100 to $400. Price is determined on many factors such as, color, sex, eye color, personlaity, rarity etc.
- Also, we determine the price of the bunny, based on our evaluation. You get what you pay for. If you are going to ask for a discount or lower price, your email will automatically be deleted. Also, do not email questioning why one is a certain price, and another is a certain price etc and so on.
- If you have only inquired about a bunny and no money has been put down, that bunny is still for sale. example: if you email and are interested in a bunny but have not put a deposit down on him/her, it's still available. We will not hold ANY bunny without a deposit or full payment down. First Come, First Serve. Our main way of accepting deposits is via Paypal because it is instant, that way you do not miss out on the bunny. If you need days or a week etc to send the deposit, the bunny is still available and another party can place a deposit at anytime. FIRST COME, FIRST SERVE!
- Your deposit will be refunded if we refuse the sale for any reason. However, if you, the buyer, puts a deposit down on a bunny(s) for sale, and you change your mind for any reason at all, your deposit will not be refunded.
- We will only meet people as far as Dallas, PA 18612 , so please mapquest before contacting us.
- In the event a baby you reserved becomes ill or dies which is sometimes out of everyone's control and is mother nature, your deposit will be refunded or you can choose to put it towards another available baby, but that is completely up to you!
- Good Homes Only!!
- Available - We have not received a deposit, therefore this bunny is currently available!
- Deposit - 50% non refundable deposit has been received...that bunny is now spoken for. Your name will be placed by the rabbits picture on the for sale page, or the entire post will be removed from the site.
- Sold- Paid for in full, waiting to be picked up, or already gone to new home. Then bunny and photos will be removed from the site.
- After picking up your bunny(s), if you are to decide you do not want the bunny, then you may give him or her back if you wish (if we have the space), but no money will be refunded. Or you may find the bunny a good home yourself.
- All rabbits must be picked up by their new owners, under no circumstances will any of our bunnies be shipped and we do not deliver!!!
- All rabbits are healthy to the best of our knowledge when they leave our rabbitry. Under No circumstances will I sell a rabbit that appears to be sick or have any health issues. The rabbits are healthy to the best of my knowledge when they leave us. We can not be held responsible if the rabbit becomes sick or dies while in your care. I can not control what the rabbit is exposed to outside of my rabbitry and therefore once it leaves us, there will be no refunds or replacements if something was to happen. I am also not responsible at anytime for ANY vet or medical bills for your bunny once it leaves our rabbitry.
- Once we receive your deposit, we will contact you. A day and time can be arranged based on your schedule and what day is good for you. We are willing to drive to Dallas, PA 18612 to meet.
- All we ask is for responsible people to contact us who are serious about giving a bunny the loving home they all truly deserve.
- We will not sell bunnies for Easter, so please do not contact us and ask. Thank you.
- All of our baby bunnies must be 8 weeks old before they can go to their new homes, it is illegal in PA to sell bunnies under 8 wks. of age.
- All of our purebred holland lops are priced based on our personal evaluation of that particular rabbit. This includes but is not limited to: color, sex, personality, eye color etc. so please do not email asking me to reiterate this to you.
- We will post pictures of new baby bunnies when they are born and as they grow up, but we as the breeder, do have first choice. You can inquire about a litter and I will let you know the day i decide which ones will be for sale.
- Each bunny comes with a starter bag of food so that you can switch them to another food if you wish, although we highly recommend keeping them on ours.
- We do look at the bunnies several times for their sex, but sometimes it is still very difficult, no sex is 100% guaranteed!
- Once you have sent your deposit via PayPal, the other 50% of your balance is due in CASH ONLY at pick up! Paying full amount at pick up is still Cash Only! NO EXCEPTIONS!!
- We always love to hear how our bunnies are doing after going to their new homes so please stay in contact by e-mail and even send pictures of your new bunny! We would be glad to hear how they are doing!
